Offers and suitable accommodation Print E-mail

You are entitled to three reasonable offers of permanent accommodation. The accommodation must be suitable for your needs. You can refuse an offer but if you refuse three reasonable offers you will lose your Full Duty Applicant status.

If your homeless status was awarded on account of a restricted person in your household, the Housing Executive's duty is one offer of private rented accommodation, for at least twelve months. If you refuse this offer, the Housing Executive does not have a duty to offer you any other tenancy.

Where will I be offered accommodation?

You may not always be offered accommodation in one of the areas of choice you selected when completing the icon Housing And Transfer Application form. You may be offered accommodation outside the areas you selected after six months on the waiting list. You are entitled to three reasonable offers of permanent accommodation.

What is a reasonable offer?

The Housing Executive or housing association will decide what is a reasonable offer. If the Housing Executive or housing association accept that an offer was unreasonable a fresh offer must be made. Previous unreasonable offers will be discounted. If you still think the offer was unreasonable you can use the complaints procedure of the relevant authority.

Does the accommodation have to be suitable?

The accommodation must be suitable for your needs, and the needs of anyone that lives with you. The Housing Executive or housing association should ensure that:

  • the accommodation is suitable for the size of your household. This only includes eligible members of your household.
  • the accommodation is close to your area of choice;
  • any special needs of your household are addressed;
  • the accommodation is safe for occupation.

Can I refuse an offer of accommodation?

You don't have to accept the temporary or permanent accommodation the Housing Executive offers you. Get advice before refusing any offer of temporary or permanent accommodation.

What happens if I refuse three reasonable offers?

If you refuse three reasonable offers of permanent accommodation you will lose your Full Duty Applicant status (including your 70 points). This means you will no longer be eligible for temporary accommodation. You will not receive any further offers of permanent accommodation for a year.

If you think that you have been offered unreasonable accommodation you should get advice before refusing the offer.
