Is a fitness inspection required? |

There are properties that do not require a fitness inspection. If you are a tenant of one of these properties, your landlord does not need to apply for a fitness inspection or to have a Certificate of Fitness for it.
If your tenancy began after 1 April 2007, your landlord may have to apply to your local council for a fitness inspection to be carried out on the property. However your landlord does not have to apply if the property:
- was built after 1 January 1945;
- has had a renovation grant paid in the last 10 years;
- has had a HMO grant paid in the last 10 years;
- is registered as a HMO in the last 10 years;
- has had a regulated rent certificate issued on it in the last 10 years (applicable to protected tenancies).
These are all types of dwellings that do not require fitness inspections.
In the cases of properties with renovation grants, HMO grants or regulated rent certificates issued - once the 10 years expires, the landlord does need to have a fitness inspection carried out if they want to let the property as a private tenancy.
