Contact your local Housing Executive District Office if you need repairs carried out. The Housing Executive prioritises repair work depending on its urgency.

Contact a local advice agency if the Housing Executive won't carry out the repairs.

Reporting repairs

If the Housing Executive is responsible for the repairs, you should report it immediately to your district office . Give as much information as possible. Tell the Housing Executive suitable times for the contractor to carry out the repairs. Leave a contact telephone number in case the Housing Executive needs to contact you in an emergency.

Ask the Housing Executive for a repair number. This is proof that you have reported the issue to the Housing Executive.

The Housing Executive will send you a maintenance card within three days. This card will state whether your repair is:

  • an emergency repair;
  • an urgent repair;
  • a routine repair.

It will also state whether the repair falls under the 'right to repair' scheme. If the repair is part of the right to repair scheme the card will state:

  • the contractor's name;
  • when the work will be completed by.

You may be able to get compensation if the repair isn't completed on time.

Emergency repairs

The Housing Executive must carry out an emergency repair within 24 hours. You may get temporary accommodation in some circumstances while the Housing Executive carries out the repairs. The Housing Executive will classify a repair as an emergency repair if there is a risk of:

  • immediate injury to people;
  • major damage to property.

Examples of emergency repairs include:

  • gas leaks;
  • electrical fittings in contact with water;
  • bare electrical wiring;
  • overflowing sewage;
  • broken external doors;
  • burst pipes;
  • burst storage tanks;
  • electricity cuts;
  • no heating in severe weather.

    Urgent repairs

    The Housing Executive should carry out urgent repairs within 4 days. These repairs aren't emergencies but do need a quick response. Examples of urgent repairs include:

    • problems with electrical fittings;
    • problems with electrical heating systems;
    • problems heating water;
    • ball valve faults;
    • leaking pipes;
    • problems with your flue;
    • blocked sewers or drains;
    • leaking doors or windows;
    • repairing roof tiles.

    Your local Housing Executive District Office can tell you whether your repair is an emergency repair or an urgent repair.

    Routine repairs

    All other repairs that aren't part of a planned maintenance scheme are classified as routine repairs. The Housing Executive should deal with routine repairs within four weeks.

    Examples of routine repairs include:

    • cleaning or repairing gutters;
    • refitting doors or windows;
    • repairing plasterwork;
    • repairing floors or floor tiles;
    • repairs to internal doors or frames;
    • repairing kitchen fittings and work surfaces.
