If you have a tenancy agreement but it isn't clear about who is responsible for specific repairing duties, default repairing obligations apply to your tenancy.

What is my landlord responsible for?
If default repairing obligations apply to your tenancy your landlord is responsible for the property as well as interior items such as:
- water, gas, electricity and sanitation facilities,
- heating appliances,
- fixtures, fittings and furnishings provided under the terms of the tenancy.
Your landlord should also keep the outside paintwork in reasonable order and should keep all common areas in good repair, adequately lit and safe. Your landlord must also be made aware of repair work needing to be done.

What am I responsible for?
If default repairing obligations apply to your tenancy you are required to:
- take proper care of the premises,
- keep the interior of the premises in reasonable decorative order,
- repair any damage caused by you or fellow household members or lawful visitors
