There are many reasons why you may want to leave a tenancy early. However, unless there is a clause allowing you to do so in your tenancy agreement, it can be difficult to leave once you’ve signed a rental contract.

Squatters are people who occupy and live in a property despite having no legal right to live there. It’s not a realistic housing option because squatters can easily be evicted.

Renting a room in a shared house used to be something associated with students or young people. But, this type of renting arrangement is becoming much more common, and many people live in shared housing well past their student years.

A house in multiple occupation, or HMO, is a particular type of rented housing, but not all shared housing will be a HMO. It's important to know if the home you are renting should be classed as a HMO. If it is, it must be licensed and meet extra safety standards.

Your HMO manager must look after the property and your tenancy in accordance with a code of practice. The code of practice makes the HMO manager responsible for a number of different areas.

You may be able to challenge or appeal a housing benefit decision if you think it is wrong or unfair. This can be a complicated process so it's best to get help from an advice agency.

Like any other housing option, renting has its pros and cons. If you're considering renting for the first time, make sure you understand what your basic rights are.

There are default repairs which a landlord is required to carry out. Additional information about who is responsible for repairs is usually contained in your tenancy agreement.

All housing in Northern Ireland has to pass a basic fitness standard. The council can help private tenants who are living in bad housing. 

Moving home is stressful. Once you’ve given your landlord Notice to Quit, you should start planning your move. You need to think about disconnecting your utilities and finding alternative accommodation.
