Housing Rights has a special team of advisers who help people who've fallen behind with their mortgage and who are worried about repossession.

You have a right to begin eviction proceedings against your tenants. In some cases, you may have to have reasons for evicting a tenant. In other cases, you will simply have to follow the correct legal process.

Protected tenants have greater rights to stay on in a property than other tenants. You may be entitled to stay in the property for the rest of your life. Responsibility for repairs in protected tenancies may depend on whether you have a tenancy agreement or not.

Your landlord must be very careful when trying to evict your from a protected tenancy. Unless the landlord can prove that certain criteria apply to your tenancy, any eviction could be illegal.

Your landlord may have a mortgage or secured loan on the property you are living in. If the landlord falls into arrears on these loans, your home could be at risk. You may have limited rights to stay in the property on a short term basis, but it is unlikely you will be able to stay there long term.

Do not wait for your lender to contact you if you are having money problems. Let your lender know if you have missed a mortgage payment of if you think this might happen soon.

Lots of people get back on their feet after falling into arrears and manage to keep their home. Falling behind on your mortgage doesn't mean you'll have to hand back your keys or that you'll have to pay everything you owe in a lump sum. Your lender should offer you a range of options to help you get back on track.
