Tenancy agreement

There are a number of places you can find advertisements for rooms in shared properties. It’s very difficult to get out of a tenancy agreement once you’ve signed a contract so you should make sure that you’re happy with the accommodation and your flatmates before you sign.

You have to stick to the terms in your most recent tenancy agreement until you sign a new one.  But, not all tenants get a written contract. 

You still have some basic rights even if you do not have a written tenancy agreement. 

You have certain rights if your main home is a caravan on a residential site. 

It's important to be aware of your responsibilities to your landlord. While many of these responsibilities will be explained in your tenancy agreement, there are also certain responsibilities which are outlined in law.

Talk to the landlord about why you want to leave the property. Your landlord might be understanding about your problems and agree to allow you to leave the property before the contract ends.  You might be able to negotiate an early release if you agree to certain conditions.  These could include

Your tenancy agreement is a legal contract and you are bound by the agreement until it expires.  If you leave before the contract expires, your landlord can sue you for any outstanding rent. However, the landlord is bound by the contract in the same way that you are.  If you feel the landlord has materially breached the agreement, you can use this argument to defend yourself at court.
