Many builders provide structural guarantees for the first ten years after you buy your home. If any structural problems develop within that time, you won't have to pay for the repairs. If your home is damaged and it doesn't come under a building guarantee, you'll have to make a claim on your insurance.
The two most common guarantee schemes are:
- Buildmark , which is the National House Building Council scheme
- Newbuild , which is provided by Zurich insurance
If you're planning on having work done to your home, you should consider hiring a builder who is part of a building guarantee scheme. The Construction Employers Federation of Northern Ireland has a list of registered builders on its site. Work carried out by these builders is subject to the Building Guarantee Scheme as long as the correct paperwork was issued by the scheme before the work was carried out.
